- A complete check of prospective tenants references, including a credit report, residency background, employment history.
- A completed formal lease with tenant on our standard preprinted lease.
- First month's rent as commission for first year lease and one month's rent for each year's renewal.
- Completion of the Move-in & Move-out inspection required by Georgia Law.
- Collecting and holding tenant's security deposit in escrow as required by Georgia Law.
- Monthly rent collection.
- Monthly statement to owner showing rental proceeds.
- Complete repairs in accordance with the Lease and the Management Agreement.
- Pay any monthly, quarterly or annual fees on property.
- First month's rent as commission for first years lease and one month's rent for each year's renewal.
- 8% of the monthly rent or minimum of $75.00 per month.
- Maintenance & Repair Escrow Deposit of $300.00 which is refundable.
